Common questions
How can I raise money when I've never done it before?
The same way most first-time sponsors do: with a team behind you. MPP teaches the raise end to end, using the same document set behind $1.2B in real transactions, and the co-GP path means your first raise doesn't have to be a solo act.
How do you even find good deals?
Deal flow gets built: market selection, broker relationships, and enough underwriting reps that brokers take you seriously. The session shows what building it looks like.
How do I know if a deal is actually good?
The program trains you up to professional-grade underwriting level. Members work on actual properties using the same institutional model we use. That model can be applied to 25-50 unit properties up to 400+ unit properties.
Can I learn and run this part-time?
The program is designed for exactly that. Most members spend 10 to 15 hours a month, self-paced, and the 10 private coaching sessions spread over 24 months flex to your calendar. Members include a physician and a pharmacist who built portfolios around full practices.
What about the debt? I can't sign for $10 million.
Institutional multifamily typically runs on non-recourse agency financing, a different animal from personally guaranteeing a fix-and-flip loan. Structuring debt conservatively, with the right lenders and terms, is part of the curriculum.
Don't apartments mean tenant calls at 3am?
At 100 units, professional management runs the property and you run the business. The owner's job is the manager: budgets, reporting, and decisions. Evaluating and managing a PM is one of the skills the program drills.
I have no background in commercial real estate. Can I do this?
Members have come from small business owners, medicine, securities trading, brokerage, small rentals, corporate executives, and standing starts. Private multifamily investing runs on specialized knowledge. Bringing you up to proficiency and confidence is the program's job.
